These Terms & Conditions govern any quotation, reservation, and stay at Mishika Retreat, Wānaka, New Zealand (“the Estate”, “we”, “us”). They form part of the accompanying Guest Invoice and the confirmation correspondence between Mishika Retreat and the Guest (“you”). By paying the deposit referenced on the Guest Invoice, you confirm that you have read, understood, and accepted these Terms in full on behalf of all members of your party.
01 · Quotation validity
1.1 Validity period. All quoted rates are valid for fourteen (14) calendar days from the date of issue shown on the Guest Invoice, unless an alternative validity is stated in writing.
1.2 Subject to availability. All quotations are provisional and subject to availability at the time of confirmation. A booking is not confirmed until we have received the required deposit and issued written confirmation to you.
1.3 Currency and tax. All rates are quoted in New Zealand Dollars (NZD) and are exclusive of Goods and Services Tax (GST) at 15%, which is itemised separately on the Guest Invoice.
1.4 Inclusions. The quoted nightly rate includes exclusive use of the Estate (whole-house bookings), all linens and towels, fully equipped kitchen and butler’s pantry, complimentary Wi-Fi, in-residence entertainment systems, daily housekeeping for stays of four (4) nights or more, and dedicated reservations and in-stay concierge support from our hospitality team.
1.5 Exclusions. Optional services — including private chef arrangements, in-residence spa, helicopter or limousine transfers, ski packages, cellar selections, and event hosting — are quoted and charged separately, and are subject to availability and the supplier’s own terms.
02 · Booking, deposit & payment
2.1 Reservation deposit. A deposit of thirty percent (30%) of the total accommodation charge is required to confirm a reservation. For stays falling within the Premium window (20 December – 5 January), the reservation deposit is increased to fifty percent (50%).
2.2 Balance payment. The remaining balance, together with any pre-booked extras, is due no later than sixty (60) days prior to the arrival date. For reservations made within sixty (60) days of arrival, full payment is required at the time of booking.
2.3 Accepted payment methods. We accept bank transfer to the account specified on the Guest Invoice, and major credit and debit cards. Card payments may attract a merchant surcharge of up to two percent (2%), which will be disclosed prior to charge.
2.4 Late payment. Where the balance is not received by the due date, Mishika Retreat reserves the right to cancel the reservation and apply the cancellation terms set out in clause 3, retaining the deposit in full.
2.5 Quoting the invoice number. Please reference the invoice number on all remittances. We are not responsible for delays in reconciling payments where the invoice number is omitted.
03 · Cancellation & rescheduling
3.1 Cancellations made fifteen (15) or more days before arrival are not charged.
3.2 Cancellations made within fifteen (15) days and up to twenty-four (24) hours before arrival are charged for the first night.
3.3 Rescheduling. To reschedule your stay, please contact the retreat and we will share the options available to you.
04 · Security bond, damage & liability
4.1 Pre-authorisation. A refundable security bond of NZD $3,000 will be pre-authorised against a valid credit card on or before the day of arrival. The bond is released within seven (7) business days of departure, subject to a satisfactory inspection.
4.2 Damage and loss. You are responsible for any loss, breakage, or damage to the Estate, its furnishings, fittings, artwork, or grounds during your stay, whether caused by you, your party, or your invitees. Where the cost of repair or replacement exceeds the security bond, the additional amount will be invoiced and is payable within seven (7) days.
4.3 Exit clean. A fixed exit-cleaning fee of NZD $750 per booking is included on the Guest Invoice. Stays of seven (7) nights or more attract an additional NZD $400 mid-stay refresh. Departures that require non-standard cleaning (for example, after smoking indoors, excessive soiling, or removal of waste) will incur additional charges at cost.
4.4 Limitation of liability. To the extent permitted by law, Mishika Retreat’s aggregate liability arising out of or in connection with your stay is limited to the total accommodation charge paid by you for the reservation. We accept no liability for the loss of, or damage to, personal property left at the Estate.
05 · House rules & conduct
5.1 Check-in and check-out. Check-in is from 3:00 pm on the arrival date. Check-out is by 11:00 am on the departure date. Early check-in and late check-out are offered subject to availability and may attract an additional charge equivalent to fifty percent (50%) of the applicable nightly rate.
5.2 Maximum occupancy. Whole-house reservations accommodate up to ten (10) guests. Any additional guests, visitors, or attendees — including for day-time gatherings — must be agreed in writing in advance. Unauthorised additional occupancy is grounds for termination of the stay without refund.
5.3 Events and weddings. Private events, weddings, or commercial filming are permitted only by prior written arrangement and on negotiated terms. A minimum five (5) night exclusive-use booking applies.
5.4 Smoking. The Estate is strictly non-smoking indoors. Smoking is permitted only in designated outdoor areas. Evidence of indoor smoking will incur a NZD $1,500 specialist cleaning charge.
5.5 Pets. Pets are not permitted at the Estate, save for certified assistance animals required by law, and only where notified in advance.
5.6 Noise and neighbours. Out of respect for our neighbours and the surrounding landscape, amplified sound is not permitted outdoors after 10:00 pm. Quiet hours are observed between 10:30 pm and 7:30 am.
5.7 Right to terminate. Mishika Retreat reserves the right to terminate a stay, without refund, in the event of conduct that endangers other persons, damages the Estate, breaches these Terms, or violates New Zealand law.
06 · Force majeure & unforeseen events
6.1 Definition. Neither party shall be liable for any failure or delay in performance caused by events beyond reasonable control, including but not limited to natural disasters, severe weather, pandemic, public-health orders, civil unrest, acts of government, fire, or failure of utility supply.
6.2 Our response. Where Mishika Retreat is unable to honour a reservation due to a Force Majeure event, we will, at our discretion, offer to (a) reschedule the stay to mutually agreeable dates within twelve (12) months, or (b) refund monies paid less any non-recoverable third-party costs.
6.3 Guest-side disruption. Where you are unable to travel due to circumstances on your side — including flight cancellation, illness, or visa issues — the cancellation schedule at clause 3 applies. Travel insurance is the appropriate remedy.
07 · Privacy, data & imagery
7.1 Privacy Act 2020. Personal information collected at booking and during your stay is handled in accordance with the New Zealand Privacy Act 2020 and our Privacy Policy. We collect only what is necessary to deliver and improve your stay.
7.2 Imagery and reviews. The Estate is not under continuous surveillance inside private quarters. CCTV is in operation at exterior approach points and is recorded for security purposes only. We will not publish photographs of guests without express written consent.
08 · Governing law & jurisdiction
8.1 Governing law. These Terms are governed by the laws of New Zealand.
8.2 Jurisdiction. Any dispute arising out of or in connection with these Terms or your stay shall be submitted to the exclusive jurisdiction of the courts of New Zealand.
8.3 Severability. If any provision of these Terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.
8.4 Entire agreement. These Terms, together with the Guest Invoice and any written confirmation issued by Mishika Retreat, constitute the entire agreement between the parties in respect of the reservation.
